Modernizing the Servicing Backbone of Vacation Ownership

How smarter servicing can protect owner relationships, strengthen portfolio performance and build lender confidence

Vacation ownership is built on a long-term promise. That promise does not end when an owner checks out of a resort. It is tested every month through a statement, a payment, a portal login, a service question or a conversation about a past-due balance. These routine interactions may be less visible than the vacation itself, but they shape whether trust grows, portfolio cash flow remains predictable and lenders retain confidence in the asset.

That is why primary servicing can no longer be treated as a back-office utility. For developers, operators and lenders, it is part owner experience, part financial infrastructure and part risk management. When those functions operate as one discipline, servicing can do more than process transactions. It can protect the brand, identify risk earlier and improve the performance of the entire portfolio.

An industry evolving faster than its infrastructure

The vacation ownership market is entering an important period of opportunity. ARDA’s 2026 U.S. Shared Vacation Ownership Owners Report estimates that 9% of Americans – approximately 12.1 million households – own a timeshare product. The report also finds that 17% of owners are new to the category since 2023, and those new owners tend to be younger and more ethnically diverse than the existing owner base.

The loyalty is equally striking. Ninety-two percent of owners report favorable to high satisfaction, 89% returned to the same destination on their most recent trip and 79% say they would purchase again knowing what they know now. That is a powerful base on which to grow.

It is also an operational test. A new generation of owners is entering a category supported, in many cases, by servicing environments created for a less connected era. Where disconnected systems, batch files and manual reconciliation still exist, it becomes harder to see the full owner relationship, respond quickly or give developers and lenders a current view of performance. The issue is not that long-standing methods never worked. It is that the operating environment around them has changed.

Vacation ownership servicing is its own discipline

A financed vacation ownership product is not simply another installment loan. It combines a credit obligation with an ongoing ownership relationship that may also include maintenance fees, assessments, use rights, exchange activity, upgrades and transfers. A single owner may have multiple obligations and interactions across several systems, yet experience them all as one relationship with one brand.

That distinction matters. Developers need to protect receivables, owner trust and inventory value. Operators need accurate account status and service continuity. Lenders and capital providers need reliable data, clear controls and timely reporting. Owners need simple, respectful service. A modern servicing model must connect those interests rather than manage each one in isolation.

What modern servicing should deliver

Modern servicing standardWhat it means for vacation ownership
One reliable view of the owner and the portfolioLoan balances, payment status, maintenance fees, assessments and product-specific obligations should be governed by clear business rules and visible through a coherent operating view. Developers and lenders should not have to assemble portfolio truth from multiple reports after the fact.
Digital convenience backed by human judgmentOwners should be able to pay, view account information and communicate through the channels they already use. Automation can remove friction and route work intelligently, while trained people remain available for complex questions, hardship situations and decisions that require judgment.
Performance intelligence instead of backward-looking reportingReporting should explain more than what happened last month. Strong servicing uses current data to identify emerging delinquency, payment friction, communication breakdowns and process exceptions early enough to act. Developers gain better operational visibility, and lenders gain greater confidence in the integrity of the portfolio.
Compliance built into the workflowDepending on the role, account status and jurisdiction, vacation ownership servicing can implicate federal consumer-finance requirements, privacy and payment-security standards, state timeshare laws and foreclosure procedures. Rules-driven communications, consent and preference management, quality assurance and documented controls should be embedded in daily execution.
Respectful resolution and disciplined inventory returnWhen an account cannot be restored, the objective is a controlled resolution that treats the owner appropriately, preserves documentation and returns the interest to inventory as efficiently and cleanly as possible. Early, clear communication generally creates more options than late-stage intervention.

Technology is now part of the ownership experience

ARDA’s 2026 research reinforces how deeply technology now shapes the category. Sixty-two percent of owners rated the quality of technology in the vacation unit as highly important, narrowly ahead of the number of bedrooms. Nearly half – 47% – booked their most recent timeshare vacation through the website of the development or management company.

Those findings do not directly measure servicing preferences, but they point to a clear reality: owners already encounter the brand through digital channels and increasingly judge the quality of the experience through them. A modern payment portal, real-time account access and relevant, coordinated communications should feel like a continuation of the ownership experience, not a separate administrative process.

For the industry, modernization does not need to mean abandoning decades of expertise or replacing every system at once. It means connecting data more effectively, automating repetitive work, using analytics to focus attention where it matters and giving people better tools to serve owners. The strongest model combines technology with experienced human judgment.

What Vervent brings to vacation ownership

Vervent is entering the vacation ownership market with a straightforward view: the category does not need another transaction processor. It needs a servicing partner that understands how owner experience, receivables performance, compliance and lender reporting work together.

For more than 35 years, Vervent has serviced complex consumer and commercial portfolios across multiple asset classes. The company processes more than $1 billion in payments annually and supports scalable, white-label servicing through configurable technology, omnichannel communications, collections, compliance controls and real-time reporting. Its operating environment includes PCI DSS Level 1 and SOC 2 safeguards.

The goal is not to force vacation ownership into a generic lending model. It is to configure proven servicing infrastructure around the industry’s product structures, business rules, brand standards and reporting requirements – then use that foundation to help developers, operators and lenders see more, act earlier and scale with greater confidence.

“Vacation ownership is not a conventional loan. It is a long-term relationship attached to a financial obligation. The industry should not have to choose between portfolio performance and the owner experience. The right servicing model strengthens both while giving developers and lenders clearer, faster insight into the portfolio.”
Jannet Zamora, Chief Global Services Officer, Vervent

The questions every servicing partner should be able to answer

The right due-diligence conversation should move beyond whether a servicer can accept payments and produce statements. Developers, operators and lenders should ask:

  • Can the platform support the portfolio’s specific ownership structures, fees, assessments and business rules without losing account-level visibility?
  • Can developers, lenders and capital providers access current, actionable reporting rather than wait for static month-end files?
  • Can owners move easily between self-service and live assistance without repeating information or receiving conflicting answers?
  • Can the servicer identify payment friction and emerging delinquency early, then apply consistent and compliant treatment strategies?
  • Can the operating model scale, transition portfolios and maintain continuity without compromising the owner experience?
  • Does the technology roadmap use automation, analytics and artificial intelligence with appropriate controls, governance and human oversight?

“Vervent has built what the vacation ownership industry needs: a servicing model that combines performance, modern infrastructure and compliance discipline with a clear focus on the priorities of developers, operators and lenders.”

The next era of vacation ownership

The next era of vacation ownership will not be defined only by the quality of the resort or the effectiveness of the sale. It will also be shaped by everything that happens after the contract is signed: how clearly an owner is billed, how easily a payment is made, how quickly a question is resolved and how confidently a developer or lender can understand the portfolio.

Modern servicing is not a rejection of what has made vacation ownership successful. It is the infrastructure required to carry that success forward. When servicing connects owner experience, portfolio intelligence and disciplined execution, it stops being a back-office function and becomes a platform for durable growth.
